SOFIAC Announces Its First Long-Term Care Project in Atlantic Canada with Atlantic Baptist Housing

SOFIAC and Atlantic Baptist Housing are pleased to announce the implementation of a major energy efficiency project across 18 seniors’ residences located in New Brunswick, Nova Scotia, and Prince Edward Island. Fully financed by SOFIAC, the $5.4 million investment will reduce the buildings’ energy consumption by 33% while delivering lasting comfort improvements for residents.

Founded more than 50 years ago, Atlantic Baptist Housing is a non-profit organization that provides housing, community services, and long-term care for seniors across Atlantic Canada. Its mission is to enhance the quality of life of older adults by offering affordable, safe, and inclusive living environments that foster well-being and community engagement through Adding Life to Years in all they do.

Looking to reduce the energy consumption of its facilities without impacting its financial capacity, Atlantic Baptist Housing turned to SOFIAC’s investment model. This approach allows the organization to modernize aging and energy-intensive assets without deploying capital or taking on additional debt. As a result, Atlantic Baptist Housing will avoid several million dollars in CAPEX while benefiting from more than $500,000 in annual energy savings.

The project will also reduce greenhouse gas emissions across the portfolio by 36%, supporting the organization’s environmental objectives while improving the long-term sustainability of its facilities.

We are proud of what this project represents. As SOFIAC's first long-term care initiative in Atlantic Canada, it demonstrates how organizations can undertake major energy upgrades without compromising their financial capacity. Together, we coordinated funding and incentive opportunities across three provinces to maximize project value and accelerate implementation.

Most importantly, this project is about improving the daily lives of the ABH tenants and residents. Beyond financing, SOFIAC worked closely with Atlantic Baptist Housing to structure and optimize the project, including identifying and maximizing available incentive and grant opportunities. Planned upgrades include LED lighting, heat pumps, solar panels, and the replacement and modernization of heating, ventilation, and air handling systems. Together, these measures will reduce the organization’s environmental footprint while creating more comfortable living environments for residents.

Project implementation will be led by Johnson Controls, SOFIAC’s technical partner, with Havenci serving as the project's technical advisor.
