Founded more than 50 years ago, Atlantic Baptist Housing is a non-profit organization that provides housing, community services, and long-term care for seniors across Atlantic Canada. Its mission is to enhance the quality of life of older adults by offering affordable, safe, and inclusive living environments that foster well-being and community engagement through Adding Life to Years in all they do.
Looking to reduce the energy consumption of its facilities without impacting its financial capacity, Atlantic Baptist Housing turned to SOFIAC’s investment model. This approach allows the organization to modernize aging and energy-intensive assets without deploying capital or taking on additional debt. As a result, Atlantic Baptist Housing will avoid several million dollars in CAPEX while benefiting from more than $500,000 in annual energy savings.
The project will also reduce greenhouse gas emissions across the portfolio by 36%, supporting the organization’s environmental objectives while improving the long-term sustainability of its facilities.
We are proud of what this project represents. As SOFIAC's first long-term care initiative in Atlantic Canada, it demonstrates how organizations can undertake major energy upgrades without compromising their financial capacity. We have worked closely with the team at Atlantic Baptist Housing, whose collaborative approach and commitment to innovation have been key to the project's success. Together, we coordinated funding and incentive opportunities across three provinces to maximize project value and accelerate implementation.Stuart GallowaySenior Vice President, Investments
Most importantly, this project is about improving the daily lives of the ABH tenants and residents. The upgrades will create more comfortable, healthy, and enjoyable living environments, while reducing energy use and emissions. We believe this project helps pave the way for long-term care providers across Atlantic Canada and other provinces looking to modernize their facilities and invest in a better future for the people they serve.
At AB Housing, our purpose is simple but profound: to Add Life to Years. Embracing the SOFIAC model is about much more than financing infrastructure improvements—it is about creating healthier, safer, more sustainable environments where seniors can thrive. Through strategic investments in energy efficiency and modernization, we are reducing operating costs, strengthening our long-term sustainability, and reinvesting resources into what matters most: the people we serve. The partnership and support provided through SOFIAC enables us to advance innovative projects that not only improve our buildings, but also enhance the quality of life, comfort, and dignity of residents today and for generations to come.Victor SheaChief Executive Officer, Atlantic Baptist Housing
Beyond financing, SOFIAC worked closely with Atlantic Baptist Housing to structure and optimize the project, including identifying and maximizing available incentive and grant opportunities. Planned upgrades include LED lighting, heat pumps, solar panels, and the replacement and modernization of heating, ventilation, and air handling systems. Together, these measures will reduce the organization’s environmental footprint while creating more comfortable living environments for residents.
Project implementation will be led by Johnson Controls, SOFIAC’s technical partner, with Havenci serving as the project's technical advisor.
